陪朋友看房子

我的朋友阿宁，昨天打电话给我。

wǒ de péng yǒu ā níng zuó tiān dǎ diàn huà gěi wǒ

My friend Aning called me yesterday.

她说：小悦，那个房子什么都好，

tā shuō xiǎo yuè nà ge fáng zi shén me dōu hǎo

She said: Xiaoyue, that apartment is perfect in every way,

可是我不敢租。

kě shì wǒ bù gǎn zū

but I don't dare to rent it.

我是小悦。

wǒ shì xiǎo yuè

I'm Xiaoyue.

今天我陪她去看房。

jīn tiān wǒ péi tā qù kàn fáng

Today I'm going to look at apartments with her.

阿宁今年二十三岁，刚毕业，

ā níng jīn nián èr shí sān suì gāng bì yè

Aning is twenty-three, just out of college,

在一家小公司上班。

zài yī jiā xiǎo gōng sī shàng bān

and she works at a small company.

她住公司宿舍，四个人一间。

tā zhù gōng sī sù shè sì gè rén yí jiān

She lives in the company dorm, four people to a room.

她说，她已经三个月没睡好了。

tā shuō tā yǐ jīng sān gè yuè méi shuì hǎo le

She says she hasn't slept well for three months.

我开过店，找过房子，交过押金。

wǒ kāi guò diàn zhǎo guò fáng zi jiāo guò yā jīn

I used to run a small shop, and I've looked for apartments and paid deposits before.

所以她要去，我不奇怪。

suǒ yǐ tā yào qù wǒ bù qí guài

So it didn't surprise me that she wanted to go.

我说：好，明天下午我陪你去。

wǒ shuō hǎo míng tiān xià wǔ wǒ péi nǐ qù

I said: Okay, I'll go with you tomorrow afternoon.

第二天下午，我们在小区门口见面。

dì èr tiān xià wǔ wǒ men zài xiǎo qū mén kǒu jiàn miàn

The next afternoon, we met at the gate of the housing estate.

她手里拿着一个小本子，

tā shǒu lǐ ná zhe yí gè xiǎo běn zi

She was holding a small notebook,

上面写了三个问题。

shàng miàn xiě le sān gè wèn tí

with three questions written on it.

她说：我怕我忘了。

tā shuō wǒ pà wǒ wàng le

She said: I'm afraid I'll forget.

我说：忘了就再问一次。

wǒ shuō wàng le jiù zài wèn yī cì

I said: If you forget, just ask again.

第一套房子在六楼，没有电梯。

dì yī tào fáng zi zài liù lóu méi yǒu diàn tī

The first apartment was on the sixth floor, with no elevator.

我们走到门口，都在喘气。

wǒ men zǒu dào mén kǒu dōu zài chuǎn qì

By the time we got to the door, we were both out of breath.

门一开，里面很亮。

mén yī kāi lǐ miàn hěn liàng

When the door opened, it was very bright inside.

窗户很大，阳光照在地板上。

chuāng hù hěn dà yáng guāng zhào zài dì bǎn shàng

The windows were big, and sunlight fell on the floor.

阿宁说：好漂亮。

ā níng shuō hǎo piào liàng

Aning said: It's so pretty.

房东是五十多岁的阿姨。

fáng dōng shì wǔ shí duō suì de ā yí

The landlady was a woman in her fifties.

阿宁坐在沙发上，一直看我，不敢开口。

Aning sat on the sofa, looking at me the whole time, not daring to speak.

我就帮她问：这个房子，一个月多少钱？

So I asked for her: How much is this apartment per month?

阿姨说：四千五。

ā yí shuō sì qiān wǔ

The landlady said: Four thousand five hundred.

阿宁的眼睛一下就大了。

ā níng de yǎn jīng yí xià jiù dà le

Aning's eyes went wide.

她一个月的钱，只有三千。

tā yí gè yuè de qián zhǐ yǒu sān qiān

She only makes three thousand a month.

她小声问我：是不是太贵了？

tā xiǎo shēng wèn wǒ shì bú shì tài guì le

She whispered to me: Isn't that too expensive?

我问阿姨：水电费包不包？

wǒ wèn ā yí shuǐ diàn fèi bāo bù bāo

I asked the landlady: Are water and electricity included?

她说：不包。

tā shuō bù bāo

She said: No.

我又问：离地铁站远不远？

wǒ yòu wèn lí dì tiě zhàn yuǎn bù yuǎn

I asked again: Is it far from the subway station?

她说：走路十分钟。

tā shuō zǒu lù shí fēn zhōng

She said: Ten minutes on foot.

我再问：有没有电梯？

wǒ zài wèn yǒu méi yǒu diàn tī

I asked one more time: Is there an elevator?

她说：没有。

tā shuō méi yǒu

She said: No.

阿宁坐在台阶上，说：房子很好，

ā níng zuò zài tái jiē shàng shuō fáng zi hěn hǎo

Aning sat on the steps and said: The apartment is great,

可是我租不起。

kě shì wǒ zū bù qǐ

but I can't afford it.

我说：那就看下一套。

wǒ shuō nà jiù kàn xià yí tào

I said: Then let's look at the next one.

看房子，不是看第一套就要定。

kàn fáng zi bú shì kàn dì yī tào jiù yào dìng

Looking at apartments doesn't mean you have to decide on the first one.

第二套房子在三楼，有电梯。

dì èr tào fáng zi zài sān lóu yǒu diàn tī

The second apartment was on the third floor, with an elevator.

房子小一点，也没有那么亮，

fáng zi xiǎo yì diǎn yě méi yǒu nà me liàng

It was smaller and not as bright,

可是很干净。

kě shì hěn gān jìng

but it was very clean.

房东说话很快。

fáng dōng shuō huà hěn kuài

The landlord spoke very fast.

他说：这个房子很多人想要，

tā shuō zhè ge fáng zi hěn duō rén xiǎng yào

He said: A lot of people want this apartment,

今天不定就没了。

jīn tiān bú dìng jiù méi le

if you don't decide today, it will be gone.

阿宁有点着急，说：那我们定吧？

ā níng yǒu diǎn zháo jí shuō nà wǒ men dìng ba

Aning got a little anxious and said: Then let's take it?

我说：等一下。

wǒ shuō děng yí xià

I said: Wait a moment.

我先问他：一个月多少钱？

wǒ xiān wèn tā yí gè yuè duō shǎo qián

First I asked him: How much per month?

他说：三千八。

tā shuō sān qiān bā

He said: Three thousand eight hundred.

要交几个月的钱？

yào jiāo jǐ gè yuè de qián

How many months do I have to pay at once?

押一付三。

yā yī fù sān

One month deposit, three months rent.

她没听懂，问我：押一付三，是什么意思？

tā méi tīng dǒng wèn wǒ yā yī fù sān shì shén me yì si

She didn't understand, so she asked me: What does that mean?

我说：就是先交一个月的押金，

wǒ shuō jiù shì xiān jiāo yí gè yuè de yā jīn

I said: It means you pay one month's deposit first,

再交三个月的房租。

zài jiāo sān gè yuè de fáng zū

then three months of rent.

押金以后会还给你。

yā jīn yǐ hòu huì huán gěi nǐ

You will get the deposit back later.

所以今天要交四个月的钱。

suǒ yǐ jīn tiān yào jiāo sì gè yuè de qián

So today you would have to pay for four months.

她低下头，看着本子。

tā dī xià tou kàn zhe běn zi

She looked down at her notebook.

她不是在算钱，她是在算：交完这笔钱，

tā bú shì zài suàn qián tā shì zài suàn jiāo wán zhè bǐ qián

She wasn't doing the math about money, she was thinking:

这个月我还有钱吃饭吗？

zhè ge yuè wǒ hái yǒu qián chī fàn ma

after paying this, will I still have money to eat this month?

我问房东：能不能便宜一点？

wǒ wèn fáng dōng néng bù néng pián yi yì diǎn

I asked the landlord: Can it be a little cheaper?

他说：已经是最低价了。

tā shuō yǐ jīng shì zuì dī jià le

He said: That's already the lowest price.

我又问：押金能不能少一点？

wǒ yòu wèn yā jīn néng bù néng shǎo yì diǎn

I asked again: Can the deposit be a little less?

他想了想，说：可以少五百。

tā xiǎng le xiǎng shuō kě yǐ shǎo wǔ bǎi

He thought about it and said: I can take off five hundred.

阿宁的眼睛亮了一下。

ā níng de yǎn jīng liàng le yí xià

Aning's eyes lit up.

我又问：水电费怎么算？

wǒ yòu wèn shuǐ diàn fèi zěn me suàn

I asked again: How are the water and electricity bills calculated?

他说：水费三十，电费自己交，网费包了。

tā shuō shuǐ fèi sān shí diàn fèi zì jǐ jiāo wǎng fèi bāo le

He said: Water is thirty a month, you pay electricity yourself, internet is included.

阿宁都写在本子上。

ā níng dōu xiě zài běn zi shàng

Aning wrote it all down in her notebook.

看完房，我们坐在楼下的小店里。

kàn wán fáng wǒ men zuò zài lóu xià de xiǎo diàn lǐ

After looking at the apartment, we sat in a small shop downstairs.

她问我：你觉得怎么样？

tā wèn wǒ nǐ jué de zěn me yàng

She asked me: What do you think?

我说：房子可以，可是你不要今天定。

wǒ shuō fáng zi kě yǐ kě shì nǐ bú yào jīn tiān dìng

I said: The apartment is fine, but don't decide today.

她说：为什么？

tā shuō wèi shén me

She said: Why?

我说：因为你今天太着急。

wǒ shuō yīn wèi nǐ jīn tiān tài zháo jí

I said: Because you are too anxious today.

我以前也着急过，当天就交了钱，

wǒ yǐ qián yě zháo jí guò dàng tiān jiù jiāo le qián

I have been anxious before too. I paid on the same day,

住进去才发现很吵。

zhù jìn qù cái fā xiàn hěn chǎo

and only after moving in did I find out it was very noisy.

住了半年，我就搬走了。

zhù le bàn nián wǒ jiù bān zǒu le

I lived there for half a year, then I moved out.

她问我学到了什么。

tā wèn wǒ xué dào le shén me

She asked me what I had learned.

我说：看房子，要问三个问题。

wǒ shuō kàn fáng zi yào wèn sān gè wèn tí

I said: When you look at an apartment, ask three questions.

一个月多少钱？

yí gè yuè duō shǎo qián

How much per month?

要交几个月的钱？

yào jiāo jǐ gè yuè de qián

How many months do I have to pay at once?

除了房租，还要交什么钱？

chú le fáng zū hái yào jiāo shén me qián

Besides the rent, what else do I have to pay?

她点点头，把三个问题写在本子上。

tā diǎn diǎn tóu bǎ sān gè wèn tí xiě zài běn zi shàng

She nodded and wrote the three questions in her notebook.

她说：小悦，我今天学会了好多。

tā shuō xiǎo yuè wǒ jīn tiān xué huì le hǎo duō

She said: Xiaoyue, I learned so much today.

我说：你学会的不是好多词，是敢问。

wǒ shuō nǐ xué huì de bú shì hǎo duō cí shì gǎn wèn

I said: What you learned is not a lot of words, it is the courage to ask.

那晚，她没有定房子。

nà wǎn tā méi yǒu dìng fáng zi

That night, she didn't decide on the apartment.

第二天，她又去看了一套。

dì èr tiān tā yòu qù kàn le yí tào

The next day, she went to see another one.

房子不大，可是离公司很近。

fáng zi bù dà kě shì lí gōng sī hěn jìn

It wasn't big, but it was close to her company.

一个月三千二，押一付一。

yí gè yuè sān qiān èr yā yī fù yī

Three thousand two hundred a month, one month deposit, one month rent.

这样她交得起。

zhè yàng tā jiāo dé qǐ

She could afford that.

她发消息说：我租到了。

tā fā xiāo xī shuō wǒ zū dào le

She sent me a message saying: I got it.

我看到消息时正在做蛋糕，笑了很久。

wǒ kàn dào xiāo xī shí zhèng zài zuò dàn gāo xiào le hěn jiǔ

When I saw the message, I was making a cake, and I smiled for a long time.

她后来又说：谢谢你陪我去。

tā hòu lái yòu shuō xiè xiè nǐ péi wǒ qù

Later she said: Thank you for coming with me.

我说：下次你搬家，我帮你搬箱子。

wǒ shuō xià cì nǐ bān jiā wǒ bāng nǐ bān xiāng zi

I said: Next time you move, I'll help you carry boxes.

今天学到什么？

jīn tiān xué dào shén me

So what did you learn today?

看房子，先问价钱：一个月多少钱？

kàn fáng zi xiān wèn jià qián yí gè yuè duō shǎo qián

When you look at an apartment, first ask the price: how much per month?

再问要交几个月的钱：押一付三，

zài wèn yào jiāo jǐ gè yuè de qián yā yī fù sān

Then ask how many months you have to pay at once: one month deposit plus three months of rent,

还是押一付一？

hái shì yā yī fù yī

or one month deposit plus one month of rent?

最后，还要交什么钱。

zuì hòu hái yào jiāo shén me qián

And finally, what else do you have to pay.

还有一句，也很重要：能不能便宜一点？

hái yǒu yí jù yě hěn zhòng yào néng bù néng pián yi yì diǎn

One more sentence is also very important: can it be a little cheaper?

这句话不难，可是很多人不敢说。

zhè jù huà bù nán kě shì hěn duō rén bù gǎn shuō

It is not a hard sentence, but many people don't dare to say it.

说了，不一定有用。

shuō le bù yí dìng yǒu yòng

If you say it, it might not help.

可是不说，一定没有用。

kě shì bù shuō yí dìng méi yǒu yòng

But if you don't say it, it definitely won't help.

如果你也准备租房子，记住：

rú guǒ nǐ yě zhǔn bèi zū fáng zi jì zhù

不要第一天就交钱。
